What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC), is produced following  an evaluation of the energy efficiency of a  property, and is carried out by Home Inspectors and Domestic Energy Assessors.

EU Directive 2002/91/EC on the Energy Performance of Buildings, requires that when a building is constructed, sold or rented out, an EPC must be made available to the owner or by the owner to prospective purchasers or tenants.

Energy consumption in our homes accounts for some 30% of CO2 emissions in the UK.
Heating uses 90% of energy in the home so, improving the energy efficiency of our homes not only saves money but also reduces these harmful emissions.

The EPC is simple to understand, based upon familiar labelling, making use of the A-G label for appliances and cars that we have become used to. The EPC however will also indicate potential improvements in addition to the current band and rating of the property, including details and the impact of each energy efficient option.

Guidance notes for Property Owners

1. Most properties require between half an hour to an hour for the inspection, depending on property size and complexity. The calculations are completed off site at our offices and the certificate and graphs will be available within 24 hours.
2. The Survey is an assessment of the key energy features of your property including, Property Size,  Style and Construction Date, Heating System and Controls, Glazing, Lighting, Insulation. Access to the loft area if possible, is helpful to ascertain the levels of insulation within the roof void.
3. Where the original Property has been altered by means of extensions, conversions or additional insulation added to external walls, supporting documentation  may be requested.
4. Permission to view the contents of an Energy Performance Certificate by Estate Agents or Prospective buyers must be given by the owner of the Pack.
