HIP's

Home Information Packs have become mandatory in England & Wales for all marketed residential Property.

The Government introduced ‘Home Information Packs’,  HIP’s, with the aim of improving the process of buying and selling a home for consumers.   It was their intention to reduce the stress of buying and selling a home by providing key documents at the time a property is put on the market.

The Housing Act 2004 is the basis of HIP Legislation. Producing the Pack is the responsibility of the Person or Company responsible for marketing the Property – so this will usually be an Estate Agent

‘Marketing’ is defined as promoting the Property to more than one person so would include, advertising in a local shop, newspaper or internet privately.

Mandatory Content

• An Index
• A Sale Statement
• Evidence of Title
• Searches made with the Local Authority
• Searches made with the Local Water Authority
• Energy Performance Certificate
• If Leasehold, Copy of the Lease

Optional Content

• A Home Condition Report
• Other Searches, e g Environmental
• Home Contents Forms
• Warranties & Guarantees
